In many cases, you can have our team create your bespoke garden office without any need for planning permission at all.  They most often fall under the term “permitted development” which means you can create your dream workspace without worry of a fine or issue with neighbours. You should remain aware though that certain styles of room could easily break those rules but that is where Timber Rooms can help. With our experienced team fully knowledgeable in all rules around planning we can guide you through the process of what you can, or cannot have as a garden office.

Current rules state that you will only need planning permission if:

• Your garden home office is more than 2 floors.
• It is designed for permanent residential use.
• Its eaves height is more than 2.5m
• It exceeds an overall height of 4m on an apex or reverse apex roof.
• It exceeds an overall height of 3m on any other roof.
• The space it takes up in your garden is more than 50% of the surface.
• The garden room passes the front wall of your house.

With options for it to be fully customisable, you can opt for different flooring, different types of wood, whether it needs plumbing or whether you want it to feature a sunroof.
