In most cases planning permission is not required. If you live in a listed building then you will certainly need permission but otherwise, it is highly unlikely. Our team are experts with regards to permissions and can advise you accordingly.
Our buildings are completely bespoke and as such we can build to any size or indeed shape to suit your requirements. There are regulations to adhere to when building over 30m2 but again our team can advise on all of this and design your building to any necessary specification.
At Timber Rooms we pride ourselves in our superior construction techniques. Our Garden Rooms are built to the highest specification using the same construction methods used in traditional timber frame house building. This guarantees a solid, well insulated building that will last a lifetime.
It is not necessary to prepare the area prior to our arrival, it all depends on what you would like us to do. We offer a complete service so can remove any existing buildings and do all the necessary ground works as part of the project.
Due to the way in which we build our Garden Rooms, it will feel as comfortable and in many cases more comfortable than your house. Warm, quiet, relaxing and high quality. The attention to detail means that the finish is absolutely first class.
Yes you can. Usually a waste water connection will require signing off by building control which we can arrange but the ability to have water is simple. We have designed buildings with full kitchens and bathrooms all connected to the mains.
Yes but we can arrange it if necessary. Timber Rooms undertake all internal electrics to the Garden Room itself and if you would prefer us to organise the mains connection we can through one of our trusted partners.
During the site survey phase we will determine what you intend to use the building for and therefore what you will require in terms of heating. Popular options include electric radiators, underfloor heating or air conditioning. We will explore all of these options with you and present you with all the relevant options.
Absolutely. Our buildings are insulated to the highest standard and are comfortable to use year round. Many are used as spare bedrooms and can provide the perfect solution for guests staying at Christmas time. In most cases our Garden Rooms are significantly more energy efficient than the home itself.
All of the doors and windows we install are designed to be used in houses. They have UV protected, toughened safety glass and all doors have a five point insurance backed locking system. For peace of mind alarm systems can be installed if required.
Our standard construction is far superior to most alternatives on the market. The thickness of the walls and the type of insulation we use create a fantastic acoustic barrier to both noise from the outside and any noise you may make inside. It is even possible to increase the level of soundproofing to a point where no sound will enter or escape at all.
Our experienced team here at Timber Rooms can undertake all aspects of your project to offer a complete service. We have finished a great many of our Garden Rooms with decking, patios, hard landscaping, flower beds, paths etc. We work with all materials and can completely overhaul your entire garden if required.
Although it is possible in certain circumstances, attaching garden rooms to the house is not something that Timber Rooms offers as a service.
A Garden Room can be built right against the boundary. Depending on the overall size of the building there can be some regulations that will need to be adhered to but it is a simple process which we take care of.

Yes. We offer a 10 year structural guarantee as standard on all completed Garden Rooms.
